What the EDH climate does to exterior paint

UV degradation on south and west walls is the most common driver of early repaint in EDH. The foothills UV load chalks and fades paint faster than valley installations at equivalent age — particularly on stucco and fiber cement siding facing afternoon sun. South and west walls on a 10-year-old EDH home can look significantly worse than the north and east elevations on the same house, which is why we always inspect all four elevations before quoting rather than estimating from the curb.

Temperature cycling accelerates caulk failure. EDH's foothills microclimate produces 30–40°F daily swings in spring and fall — the thermal expansion and contraction that cracks caulk at trim-to-stucco joints, window frames, and door casings. Failed caulk is a water intrusion path. We re-caulk every joint and transition on the project before primer goes on, not as an add-on.

Dry-season substrate cracking. Stucco on EDH homes can develop hairline cracks during the summer dry season as moisture leaves the substrate. Most are cosmetic; some indicate movement. We note and address cracks at the estimate — elastomeric paint fills hairline stucco cracks and flexes with substrate movement, making it a better call than standard acrylic on older stucco with a crack history.

Surfaces and siding types we see in El Dorado Hills

How HOA color approval works in El Dorado Hills

Serrano, Blackstone, Promontory, Governors Village, and most other major EDH communities require homeowner-submitted color approval before exterior paint changes. The process typically involves submitting paint chip samples (brand, color name, and sheen) to the HOA architectural review committee. Turnaround varies — Serrano and Blackstone typically run 2–4 weeks; smaller communities can be faster.

Our exterior painting process

Day 1 — Pressure wash. Full exterior wash including walls, trim, eaves, and any horizontal surfaces that collect debris. We let the substrate dry completely before any coating goes on — typically 24–48 hours depending on conditions.

Prep. Scraping any loose or peeling paint, sanding rough edges, filling cracks and divots in stucco, caulking all trim-to-wall joints, window perimeters, and door casings. We mask windows, doors, light fixtures, and hardscape before any product is applied.

Prime. Bare stucco repairs, wood trim, and any surface with substrate changes get primed before finish coats. We select primer by substrate — masonry primer for stucco repairs, wood primer for exposed trim, fiber cement primer for HardiePlank surfaces.

Two finish coats. Brush, roll, and spray as appropriate for the surface — large wall planes get spray or roll-and-back-brush for consistent mil thickness; trim and detail work gets brush for control. We don't skip to a single finish coat on EDH projects where UV exposure will be heavy.

Paint products for El Dorado Hills exteriors

For stucco walls we typically spec Sherwin-Williams Duration, Emerald Exterior, or Dunn-Edwards Evershield — high-build acrylic formulations with UV inhibitors and elastomeric flexibility. For stucco with an active crack history, Dunn-Edwards Acri-Flex 100 or a similar elastomeric is the better long-term call.

For trim, fascia, and doors we use higher-sheen formulations — satin or semi-gloss — in an exterior enamel system (Sherwin-Williams Emerald Urethane Exterior or equivalent). For fiber cement siding we use products with fiber cement compatibility confirmed on the label — Sherwin-Williams Duration or Emerald Exterior both qualify. Raw or improperly primed HardiePlank gets a fiber cement-specific primer before any topcoat.

Best timing for exterior painting in El Dorado Hills

Spring (March through May) is the best window: temperatures in the 65–85°F range, low humidity, no rain in the forecast, and conditions that allow finish coats to cure fully before summer heat arrives. We book up in spring — schedule early.

Early fall (mid-September through October) after the heat breaks is the second-best window and often has more availability. Daytime temperatures come back into the 70s, nights stay above 50°F for normal cure, and the rainy season hasn't started.

Summer exterior work is possible but requires earlier start times to avoid applying paint when surface temperatures exceed 90°F — hot surfaces cause paint to skin and fail to level properly. We check surface temperature, not just air temperature, before application. Mid-summer scheduling on south and west walls in EDH is often better handled with dawn starts.

We don't schedule exterior painting during the rainy season (November through February) in EDH — stucco needs to be dry and at temperature for primer and topcoat to bond correctly, and wet weather during cure creates adhesion problems.
