Can you stage multi-year maintenance?+
We routinely structure multi-year maintenance plans for HOA communities. A common approach is phasing the community into sections painted over 2 to 3 years, which spreads the capital expense across multiple budget cycles. Between major repaints, annual touch-up contracts address wear in high-traffic areas, fading on sun-exposed elevations, and caulk maintenance.
What if there's an issue on HOA or shared property after the project?+
HOA and multi-unit projects get the same standard as residential: if our application fails on any painted surface — peeling, blistering, adhesion problems caused by how we applied it — we come back and fix it. We don't issue a numeric workmanship warranty document. We do provide the paint manufacturer's product warranty documentation for the board's records (typically 15 to 25 years on top-line products).
