FAQ

FAQ — Exterior painting in Pleasant Hill

How long does an exterior repaint take for a Pleasant Hill ranch home?

+

A single-story 1,500–2,000 sq ft ranch with standard prep typically runs 4–6 days. Homes with more prep work — soft wood, heavy mildew, failed caulk throughout — can run 6–8 days. We give you a timeline at the estimate.

Do you paint in winter in Pleasant Hill?

+

We paint through winter when weather permits. We don't apply exterior paint when rain is forecast within 24–48 hours or when surfaces are damp from recent rain or fog. East Bay winters are wetter than the Central Valley, so scheduling flexibility matters — we build that into the project plan.

What paint products do you use for exteriors?

+

Sherwin-Williams, Benjamin Moore, and Dunn-Edwards. For exteriors, we commonly use Sherwin-Williams Duration, Benjamin Moore Aura Exterior, or Dunn-Edwards Evershield — products that are formulated for durability in the West Coast climate. Specific products are called out in the written scope.

Do you replace rotted wood or just paint over it?

+

We identify soft and damaged wood at the estimate. Surface-level softness can sometimes be stabilized with epoxy wood consolidant and filler. Structurally compromised wood needs to be replaced — we'll flag it and can coordinate a carpenter if needed before we prep and paint.

Do you handle HOA color approval processes?

+

We can provide color chips and product information for HOA submittals. The approval process is between you and the HOA — we just need a go-ahead before we order materials.

How do I get an estimate?

+

Contact us through the form and we'll schedule a walk of your home. Estimates are written and itemized — you'll know exactly what's included in prep, primer, and finish coats before any work starts.

Exterior House Painters in Pleasant Hill

Exterior painting in Pleasant Hill starts with prep — washing, scraping, caulking, and surface repairs before any primer or topcoat. The 1950s–1970s ranch homes in Gregory Gardens, Sherwood, and Poets Corner have specific surface conditions that need to be addressed correctly, or a new coat of paint will fail at the same spots inside two seasons.

What We Paint Outside

  • Wood siding & lap boards
  • Stucco & masonry
  • Fascia, soffits & eaves
  • Trim, shutters & doors
  • Garages & outbuildings
  • Fences & gates

Exterior painting on a 1950s or 1960s ranch home in Pleasant Hill is a different job than painting a 2010s stucco tract house. The wood is older, there have been more paint cycles, caulk has failed and been reapplied multiple times, and the East Bay climate — marine influence, wet winters, occasional fog — puts real stress on exterior coatings in ways that purely inland climates don't. Done right, an exterior repaint on a Pleasant Hill ranch should hold for 8–12 years. Done with cut-rate prep, it starts peeling within two.

What we paint on Pleasant Hill exteriors

Wood siding and lap boards. The most common exterior in Gregory Gardens and Sherwood — original wood lap siding from the 1950s and 1960s construction. We scrape failing paint, sand rough areas, treat any soft or weathered wood, prime bare wood with an oil-based or shellac primer, and apply two finish coats of a quality exterior latex or acrylic.

Stucco. Common on Pleasant Hill homes from the 1960s and 1970s. Hairline cracks at corners and around window openings are normal for stucco this age. We fill cosmetic cracks with elastomeric caulk or patching compound, prime, and topcoat. Stucco that has significant structural movement needs a mason first — we'll tell you at the estimate if that's the case.

Fascia, soffits, and eaves. These take more abuse than the main body of the house — UV on the exposed faces, moisture from rain running over the edge. Failed paint here is usually the first visible sign that a repaint is overdue.

Trim, shutters, and front doors. Trim color is where most Pleasant Hill homeowners customize the look. We handle trim in a contrasting or complementary color with clean masking and cut-in lines at the siding transition.

Garages, outbuildings, and fences. Detached garages on the older Gregory Gardens lots are common — they usually need painting on the same cycle as the main house.

Surface problems we see on Pleasant Hill's older homes

Checking and raised grain on wood siding. End grain on horizontal lap boards absorbs moisture, causing checking — small splits running with the wood grain. Once checking starts, water gets in and the cycle accelerates. We fill checks with flexible caulk before priming, not after.

Failed caulk at window and door surrounds. Original caulk in 1950s–1970s homes has long since hardened and shrunk away from the joint. We remove failed caulk completely, clean the joint, and apply new paintable caulk before primer. Painting over failed caulk just seals a gap that will re-open within a year.

Multiple paint layers. Ranch homes in Gregory Gardens and Poets Corner have been through many paint cycles. Heavy paint buildup obscures detail, builds up around trim profiles, and eventually reaches a point where it cracks and delaminates as a sheet. We assess paint thickness at the estimate — in some cases, a chemical stripper or heat gun is the right call before primer.

Mildew and biological growth. Pleasant Hill's marine-influenced climate — more humidity than the Central Valley, winter fog systems from the Bay — creates conditions for mildew on north-facing and shaded siding. We treat mildew with appropriate biocide wash before prep. Paint applied over active mildew will fail under the new coat.

Original single-pane windows and glazing putty. The glazing compound in original 1950s–1960s windows hardens over time and pulls away from the glass, letting water in behind the sash. We reglaze before painting sash and frames — otherwise new paint fails at the same gap within a season.

Soft or punky wood at bottom courses. Ground-level moisture and irrigation splash affect the bottom courses of wood siding on older homes. Soft wood needs to be identified at the estimate — hard filler compounds can stabilize surface-level softness, but wood that's structurally compromised needs replacement before painting.

Our exterior painting process

Pressure washing. The whole exterior gets washed to remove chalk, dirt, mildew, and surface contamination. Paint won't bond to a dirty or chalky surface regardless of what primer you use.

Scraping and surface prep. Failing paint gets scraped back to a sound edge. We feather the edges by sanding so the transition from old paint to bare substrate doesn't telegraph through the new coat.

Repairs and caulking. Cracks filled, checks caulked, soft wood treated or flagged, glazing compound replaced at windows, missing or failed caulk at all joints replaced.

Primer. Matched to the substrate and condition. Bare wood gets oil-based or shellac primer to seal and hold. Previously painted sound surfaces get a quality acrylic bonding primer. Stain-prone wood species get shellac.

Finish coats. Two coats of exterior acrylic or elastomeric topcoat. We use Sherwin-Williams, Benjamin Moore, and Dunn-Edwards product lines. Specific products are called out in the written scope — we don't decide paint selection at the job site.

Cleanup and walkthrough. Landscaping, hardscaping, and windows are protected throughout. At closeout, we walk the job with you and address anything before we leave.

Timing exterior paint in Pleasant Hill's climate

Pleasant Hill has a Mediterranean East Bay climate — meaningfully different from the Central Valley. Marine influence from the Bay Area brings more humidity in late spring and fall, morning fog in summer, and wet winters that interrupt exterior work more often than drier inland areas.

Best windows: Late spring (April–June) and early fall (September–October) are the most consistent windows. Temperatures are in the 65–85°F range, humidity is manageable, and you get reliable drying time between coats.

Summer: Milder than Sacramento — rarely an issue from heat alone. Morning marine layer burns off by midday most days, but you want to avoid applying exterior paint to surfaces that are still damp from fog or overnight condensation. We start after the surface dries.

Winter (November–March): Wet winters mean exterior work gets interrupted by rain more often than in drier inland areas. We schedule around weather windows and won't apply exterior paint when rain is forecast within 24–48 hours of application.

Color choices for Pleasant Hill exteriors

Ranch homes in Pleasant Hill read well with classic color schemes that work with the horizontal lines and low roof pitch of the style. The most common palettes we see in Gregory Gardens and Sherwood:

Warm neutrals for the body — Sherwin-Williams Accessible Beige, Antique White, or Navajo White; Benjamin Moore Pale Oak or Camouflage. These work with the wood and concrete materials common in mid-century construction.

White or cream trim — BM White Dove, SW Extra White, or Dunn-Edwards Whisper. White trim reads cleanly against most body colors and holds up well as a classic combination on ranch architecture.

Contrasting front door — A saturated front door color — Hale Navy, Iron Ore, Forest Green — adds personality without committing to a bold body color. Ranch homes with a low profile benefit from a door color that draws the eye to the entry.

HOA color restrictions apply to some Pleasant Hill communities — confirm with your HOA before finalizing color choices if you're in a governed development.

What drives exterior painting cost in Pleasant Hill

Prep condition. A home with sound paint, intact caulk, and no mildew costs less to prep than one with soft wood, failed caulk everywhere, and heavy mildew on north-facing siding. We assess this at the walk and give you an honest scope.

Square footage and story count. Single-story ranch homes are the most common in Pleasant Hill — standard ladder work, straightforward access. Split-levels and anything requiring staging add time and cost.

Number of colors. Body, trim, shutters, and door as separate colors means more masking, transitions, and labor. Two to three colors is the typical range for a Pleasant Hill ranch exterior.

Siding type. Wood siding takes more prep than sound stucco. Homes with mixed wood and stucco will have prep requirements from both.

Outbuildings and fences. Detached garages, fences, and outbuildings are typically priced as add-ons to the main house scope.

Neighborhoods we work in for exterior painting

Gregory Gardens — The largest proportion of our Pleasant Hill exterior work. Mostly 1950s wood-sided ranch homes on established lots. Mature trees mean we often work around landscaping and pay attention to root zones near the foundation.

Poets Corner — Older Pleasant Hill housing, some homes from the late 1940s and early 1950s. More original wood detail and more prep work per square foot than the later builds.

Sherwood — 1960s and 1970s construction, mix of ranch and split-level. More stucco in this era than Gregory Gardens. The Diablo Valley College neighborhood edge of Pleasant Hill sits in this area.

College Park — 1960s–1970s builds on established lots. Exterior repaints here often pair with front door and trim updates as the main visual refresh.

Comparison: full repaint vs. spot-painting

| Factor | Full repaint | Spot-painting | |---|---|---| | Coverage | All exterior surfaces | Failing areas only | | Color consistency | Uniform | May not match aged sections | | Prep thoroughness | Complete — all surfaces treated | Limited to targeted areas | | Longevity | 8–12 years on properly prepped wood | Varies — underlying issues may remain | | Best for | Homes due for a full cycle | Sound paint with isolated problem areas |

Most Pleasant Hill homes in the 50-year-old range benefit from a full repaint rather than spot work — the surface condition typically makes partial work less cost-effective than doing the whole exterior properly.
