The historic downtown and Main Street corridor is home to Victorian and craftsman structures from the 1850s onward — some with original or near-original wood siding, porch decking, and fencing that requires a light touch and soft-wash prep. Newer foothill custom and tract homes east of downtown and toward Camino run cedar and pressure-treated pine on larger parcels with more sun exposure. Redwood and old-growth cedar appear in both older structures and in replacement sections on newer properties. We work on redwood, cedar, pressure-treated pine, and composite decking (Trex, TimberTech, Fiberon). Pine and cedar pollen accumulation on decks is significant from February through April at this elevation.

We soft-wash older historic structures to protect fragile original wood, and use full pressure-wash on newer cedar, pine, and composite surfaces. Pine pollen and organic debris accumulate heavily on horizontal surfaces at Placerville's elevation — a thorough wash and rinse cycle is mandatory before any stain goes down. After washing, we allow 48-to-72 hours of dry time, longer for shaded canyon-bottom properties that dry slowly. We sand rough grain, check fasteners, and replace soft or cracked boards. For penetrating stains we use TWP (Total Wood Preservative), Penofin, or Ready Seal. Solid color systems use Sherwin-Williams SuperDeck or Benjamin Moore Arborcoat. On upper-elevation properties that see snow-line moisture, we pay extra attention to horizontal surface sealing.

At Placerville's elevation, foothill UV is intense and seasonal moisture is real — a combination that puts more stress on finish systems than the Sacramento Valley floor. Penetrating stains (TWP, Penofin, Ready Seal) hold well on cedar and redwood but expect a 2-to-3-year refresh cycle, especially on south and west-facing surfaces with full sun exposure. Upper-elevation horizontal surfaces — deck boards especially — benefit from a solid color system or a well-sealed penetrating stain applied in two full coats to handle winter moisture. The historic district's older structures typically stay with semi-transparent or natural-tone penetrating stains to preserve the character of the original wood. Newer foothill homes commonly go solid color on fencing for a lower-maintenance option.

Historic-district structures often require more careful prep: soft-wash, light sanding, and assessment of what's under existing finish layers before scope is confirmed. Newer foothill homes are more straightforward. Deck square footage and fence linear footage are the baseline. Pollen accumulation at this elevation adds wash scope in spring. Upper-elevation properties near the snow line require attention to horizontal surface sealing and potentially more board-condition assessment. Sloped lots add staging time.

We recently prepped and stained a cedar deck on a newer foothill property east of downtown — pollen wash, 60-hour dry, two coats of TWP 100 in a natural cedar tone. Also soft-washed and refinished a redwood porch deck on a historic Main Street-adjacent property: careful prep, 48-hour dry, and two coats of Penofin in a redwood tone to preserve the original wood character. Both jobs ran two to three days.
